You probably already feel every day that you live in one of the most beautiful corners of the country, between the Isar riverbanks, beer gardens, and the city’s vibrant atmosphere. Now it’s all there in black and white again! In the latest 2026 City Ranking by IW Consult—compiled in collaboration with ImmoScout24 and Wirtschaftswoche for 71 major German cities with over 100,000 residents—Munich takes the overall top spot by a wide margin. The Bavarian capital leaves competitors like Frankfurt am Main in second place and Stuttgart in third. Bavarian neighbors such as Erlangen, Ingolstadt, and Regensburg also secure top positions. Munich takes first place in three out of four main categories: the job market, the real estate market, and quality of life. Only in the subcategory of economic structure did it narrowly lose out to the Main metropolis.
German AI Center: Top Spot in the New Innovation Index

The 71 major cities were analyzed using over 50,000 data points and 100 indicators. For the first time, the analysis included a standalone AI index. Here, too, Munich takes first place, as the city boasts the strongest AI ecosystem in the country, leads the ranking in terms of the density of AI startups, and has the most AI-related job postings. Together with many pioneering companies and numerous digitalization patents, the city on the Isar thus demonstrates its enormous potential for the future.
High Rents and Traffic Jams: The Challenges Facing the Metropolis

Where prosperity and recreational opportunities converge, there are noticeable downsides that you’re probably familiar with from everyday life. Munich has the highest rent prices and the most expensive real estate in the country. Furthermore, according to the study, people here lose a particularly large amount of their lives stuck in traffic. In the five-year “dynamism ranking,” which measures development trends, Frankfurt am Main takes the lead. Munich ranks fourth here, behind Düsseldorf and Berlin. Nevertheless, Munich’s overall package is, of course, impressive. In hardly any other major German city do so many factors come together as successfully as they do in Munich.
